Senior Investment Analyst - Private Real Estate (Part Time)
Compensation Package • $75 - $125/ hour • Average 12 hours per week. Typically 5-10 hours during maintenance periods, up to 30 hours during due diligence sprints. Role Overview We’re seeking an institutionally trained Senior Investment Analyst with strong experience in pooled asset fund structures, sponsor underwriting, and full-scope private real estate diligence. Because our offerings often involve blind-pool or multi-asset funds, you must be able to evaluate sponsors with asset-level rigor - focusing on operator capability, governance, assumptions, and fund-level mechanics. You’ll help evaluate, and negotiate pooled asset fund offerings for a broker dealer on behalf of their accredited retail investors. This requires flawless modeling, clear communication, and the ability to translate complex financial terms into language sponsors and internal stakeholders can act on. Key Responsibilities • Conduct analysis of pooled asset funds, including multi‑asset and blind‑pool structures; evaluate fund mechanics, economics, governance, and operator alignment. • Conduct full‑scope due diligence, including financial analysis, underwriting, stress‑testing, and validation of assumptions at both the property and fund levels. • Build precise, defensible pro formas and financial models that flow from asset‑level cash flows into fund‑level waterfalls, hurdles, and investor return structures. • Assess sponsor strength by evaluating track record, operational capability, reputation, and historical performance. • Educate and guide sponsors through institutional-style fund structure and negotiate fund terms including waterfalls, fees, promote structures, clawbacks, investor friendly terms and preferred economics, and distribution mechanics. • Guide sponsors through the offering economics, ensuring they clearly understand investor terms, responsibilities, and expectations. • Manage and quarterback the entire diligence process: coordinating data requests, tracking open items, organizing shared‑drive materials, and ensuring nothing slips. • Participate in sponsor meetings, probing for clarity, validating representations, and identifying risks early. • Act as the central hub for all diligence workstreams - coordinating with internal teams, sponsors, attorneys, and third parties to ensure rapid, clean, and complete execution. • Communicate findings clearly and confidently, both in writing and live discussions, bringing firmness and professionalism to negotiations. Skills Needed & Requirements • 5+ years (10 preferred) in institutional-quality underwriting, due diligence, or fund analysis within private real estate equity, family offices, or institutional advisory groups. • Demonstrated experience with multiple development and value add asset classes (pooled asset funds, blind‑pool structures, and multi‑asset fund strategies a plus) • Mastery of Excel modeling with the ability to build precise, audit‑ready models for: • Property‑level underwriting • Fund‑level cash flow modeling • Waterfalls (American vs. European), hurdles, and distribution mechanics • Strong grasp of private real estate fund terms, investor friendly terms and preferred economics, negotiation levers, and sponsor alignment structures. • Proven ability to evaluate and diligence sponsors - assessing capability, integrity, track record, and deal history. • Strong organizational and project‑management skills: able to quarterback diligence with clarity, order, and accountability. • Exceptional communication skills - able to explain complex terms simply, guide sponsor conversations, and "go to bat" during term negotiations. • Experience across multiple real estate asset classes • Detail‑oriented, independent, disciplined, and unflappable under time pressure. • Prior experience on sponsor underwriting teams or institutional investment committees is a strong plus.
