The Junior Project Coordinator will support the management team and project managers in the successful completion of assigned capital expenditure projects, assisting with administration and maintenance of properties to established standards. Responsibilities Build and maintain positive relationships with internal and external stakeholders, Project Managers and Property Managers in addressing contractor, vendor, and consultant performance issues related to maintenance and capital/construction projects Assist Property Managers in setting performance and quality targets for site maintenance. Ensure adherence to Centurion's safety standards and policies Participate in regular site inspections to identify trends and opportunities. Report any concerns or deficiencies to the Project Manager Help investigate and follow up on contractor-related issues. Provide feedback to contractors and vendors as needed. Review and assist with approval of contractor invoices. Support the identification of site intensification opportunities through cost-value analysis and zoning reviews. Complete other duties as assigned Ensure compliance with current codes, technical safety standards, and legislation. Assist with resolving municipal and provincial work orders. Support insurance-related risk assessments and incorporate findings into capital or operations planning Maintain updated Technical Services folders/drives with accurate data, including technical contracts and vendor correspondences. Provide Smartsheet refresher training and regular updates for Regional Directors, Property Managers, and Site-admins. Assist in drafting and renewing Technical Service Contracts and maintenance service contracts for new acquisitions, ensuring renewal prices fit within the budget. Support invoicing issues, contract scheduling, and monitor service contracts for renewals and expirations. Engage in tendering tasks and manage the bidding process to secure the best offers. Coordinate construction documents and ensure compliance with regulations. Create and manage databases for service contracts and assist Project Managers with administrative tasks and day-to-day operations. Complete additional tasks as assigned by the Supervisor Skills A passion for excellence in customer service delivery Exceptional written and oral communication skills Excellent organizational skills with a strong ability to multi-task Strong interpersonal skills Strong command of MS Office products: Word, Excel, Powerpoint Detail-oriented; able to resolve problems using facts, sound reasoning and common sense Forward thinking with an ability to develop creative strategic solutions to issues Strong follow-up skills with the ability to effectively resolve difficult issues in a timely manner Post-Secondary degree in construction management, project management, engineering, facility management, quantity surveying or related field would be an asset Minimum 1-2 years' experience in project/facilities/construction management considered an asset Data entry and administrative experience, with a strong focus on accuracy, organization, and record maintenance, considered an asset Multi-Residential operations or project management experience with a national portfolio would be an asset Experience with Yardi property management systems and Smartsheet considered an asset Company Overview Centurion Asset Management Inc. is a recognized leader in the Investment and Property Management industries.
