Core Spaces is a vertically integrated real estate investment manager focused on acquiring, developing, and managing student housing and build-to-rent sectors. The Analyst, Development Acquisitions will support the Development team in evaluating new opportunities and existing property acquisitions through market research, financial modeling, and transaction coordination. Responsibilities Conduct preliminary market research in new and existing markets to help identify potential development and acquisition opportunities Compile data from internal and external sources to identify trends in student housing supply, demand, and rental performance Assist in preparing research summaries and presentation materials for internal teams, capital partners, and Investment Committee Support ongoing tracking of national market metrics and assist with monthly reporting on pipeline activity Support the evaluation of development opportunities in alignment with company investment criteria Assist with building and updating financial models and deal‑level assumptions under direction from senior team members Gather and summarize information related to zoning, rents, taxes, fees, and entitlement timelines for feasibility analysis Prepare initial deal summaries and materials contributing to Investment Committee / Program presentations Assist with coordinating due diligence activities for selected deals (maintaining trackers, organizing documents, and facilitating communication across internal teams) Prepare draft correspondence or forms required for municipalities and other stakeholders Help maintain organized deal files and documentation to support smooth transaction execution Skills BA/BS degree in Finance, Economics, Real Estate, or related field Strong organizational skills with the ability to manage multiple tasks and deadlines Interest in real estate development and investments, with a willingness to learn from a hands‑on, fast‑paced environment Strong written and verbal communication skills Comfort working collaboratively with cross‑functional teams Ability to independently complete assigned tasks and identify when to ask questions Excel & Microsoft Office Suite experience 1-2 years of relevant experience in a real estate investing, lending, or brokerage role Familiarity with real estate financial modeling (training can be provided) Benefits A culture that provides you with a sense of belonging Hybrid or remote work options may vary by role to support work-life balance Competitive pay that values your contributions Incentives designed to reward your achievements Paid flexible PTO to disconnect or celebrate life milestones Paid 14+ holidays, including your birthday, to disconnect and celebrate Paid Parental Leave that begins after 90 days Paid volunteer time off to give back to your community Monthly workshop weeks; fewer meetings & more collaboration Robust health plan options that begin within at least 30 days of your employment Monthly phone reimbursement Wellness allowance and perks, including a yearly subscription to a meditation app An environment that provides you a voice to share your perspectives Employee Assistance Program (EAP) for access to confidential support services Company retirement options including 401(k) + matching & Roth account option Company Overview Core Spaces provides development, dynamic acquisition and property management services for various housing projects.
