This role positions you as the deal-maker powering the expansion of America's fastest-growing private school network. Your work will enable campus openings by locking in quality locations and finalizing leases with consistency, urgency, and scalability. The organization requires a leader who can evaluate opportunities and render go/no-go decisions weekly, finalize agreements in days rather than weeks, and mobilize broker networks to generate actionable deal pipelines. What You Will Be Doing • Establish and refine site evaluation frameworks that address zoning, permitting, square footage requirements, demographic alignment, brand compliance, and regulatory exposure, then convert these criteria into AI-compatible formats that support automated filtering and ranking • Render conclusive go/no-go decisions on prospective sites each week, informed by research conducted by individual contributors and brokers, advancing the pipeline with transparent reasoning tied to viability standards • Take personal ownership of term sheets, letters of intent, and lease revisions through execution, optimizing for speed, risk mitigation, and cost efficiency while deploying AI tools to identify clause-level issues and expedite legal processes • Develop high-quality briefing materials and conduct regular engagement sessions to energize brokers, developers, and investors. Leverage AI to create tailored outreach at scale that drives qualified deal submissions What You Won’t Be Doing • Building or supervising a large team, or assigning deal execution responsibilities to subordinates • Prioritizing long-horizon strategic initiatives at the expense of immediate weekly wins and hands-on execution • Facilitating transactions without direct accountability for results from initial prospecting through lease signature VP Of Site Selection Key Responsibilities Lead the complete campus site sourcing process, from defining viability standards and cultivating broker networks to independently finalizing leases that dictate the pace and geography of organizational growth. Basic Requirements • 5+ years of experience driving multi-site real estate expansion or location sourcing initiatives • Direct responsibility for closing a minimum of 25 commercial real estate transactions, including leases and/or acquisitions, with personal ownership over deal architecture and execution • Proven track record of owning transaction outcomes, beyond coordination or supervisory roles • Current, active use of AI tools in day-to-day work (e.g., GPT, contract clause analysis, research automation, pipeline tracking) • Capability to rapidly evaluate site feasibility through zoning, permitting, and regulatory analysis • Proficiency in applying AI tools for research, document drafting, and contract review • U.S.-based and available for travel up to 25% • Authorized to work in the U.S. without requiring sponsorship Nice-to-have Requirements • Prior involvement in franchise expansion or multi-unit retail deployment • Track record of designing or substantially enhancing scalable site selection frameworks • Proven ability to assess lease versus purchase trade-offs and determine optimal deal structure by location About 2 Hour Learning Education is broken, but 2 Hour Learning is proving it doesn’t have to be. The position is immediately available and requires entering into an independent contractor agreement with Crossover as a Contractor of Record.
