Rental Specialist (Lease Renewals & Rent Collections)
• *Job Description:** The Property Manager Collections Specialist and Lease Renewal Coordinator is responsible for overseeing the collection of rent, fees, and other payments from tenants while managing lease renewals for residential or commercial properties. This dual-role position requires excellent communication skills, strong attention to detail, and the ability to manage multiple tasks related to collections and lease agreements. The individual in this role will work closely with property managers, tenants, and legal teams to ensure timely payments and successful lease renewals. • *Key Responsibilities:** - Monitor and track outstanding rent, fees, and other payments, ensuring timely collection from tenants. - Contact tenants regarding overdue balances, issuing reminders, negotiating payment plans, and resolving payment issues. - Implement and enforce collection policies in collaboration with property managers. - Prepare and send monthly statements, collection notices, and delinquency reports. - Collaborate with legal teams to initiate legal actions, such as filing liens or evictions, in cases of non-payment. - Manage the lease renewal process, coordinating with tenants and property managers to review lease terms, update agreements, and ensure timely renewals. - Draft and send lease renewal notices, ensuring all documentation is accurate and compliant with company policies and local regulations. - Negotiate lease renewal terms with tenants as needed. - Maintain accurate and up-to-date records of payments, lease agreements, and tenant communications. - Provide regular reports on collections, lease renewals, and tenant status to property managers and senior management. • *Qualifications:** - High school diploma or equivalent (Bachelor’s degree in Business, Real Estate, or a related field preferred). - Prior experience in collections, property management, or lease administration. - Strong communication, negotiation, and organizational skills. - Ability to manage multiple accounts and deadlines simultaneously. - Proficiency in property management software and lease management systems. - Knowledge of local laws and regulations related to property management, collections, and leases is a plus. • *Work Environment:** This position typically involves a combination of office work and interactions with tenants, property managers, and legal professionals.
