Real Estate Investment Consultant – Portugal

I’m looking for an experienced real estate investment consultant to help me define the best investment strategy for purchasing property in Portugal, based on my personal and financial situation. I am looking to do one consultation call that will give me strategic insights (more if I find the value). I am already resident in Portugal, have NHR, stable income, and access to capital. I will most likely be able to obtain financing if needed. While guidance on financing is welcome, this is not the core of the assignment. The main goal is strategic clarity. What I Need Help With: I currently live in the Lisbon area and, within my immediate area, I’m finding that: • Purchase prices are high • Long-term rental or subletting margins appear thin • Profitability is uncertain I view this purchase primarily as an investment, not just a residence. I want to understand: • Whether there are nearby regions around Lisbon that offer better risk/return profiles • What real estate business models currently work well in Lisbon (long-term rental, mid-term, mixed use, etc.) • Whether Porto is a strong alternative • What other regions in Portugal may be attractive that I might be overlooking I am not particularly interested in highly seasonal Airbnb markets (e.g., Algarve-style vacation rentals), but I’m open to data-driven insights if there’s a compelling case. Investment Profile Target purchase ranges: • €300K–€450K (primary focus) Open to: • Long-term rental • Mid-term rental • Hybrid or alternative models • Looking for sustainable profitability, not speculative flipping Ideal Consultant Profile • Deep understanding of the Portuguese real estate investment landscape • Strong analytical and strategic mindset (not just sales-driven) • Close to the market (bonus if you work closely with agents, developers, or investors) • Comfortable comparing regions, asset types, and business models • Able to explain trade-offs clearly and objectively You do not need to be a licensed real estate agent, but practical, on-the-ground knowledge is essential.
