Commercial Due Diligence Researcher: Manual Verification of Construction Assets (Alberta) - Contract to Hire
Summary Project Goal We are an investment group looking to acquire established "Blue Collar" sub-trades (Concrete, HVAC, Roofing, Fabrication, etc.) in Southern Alberta (Red Deer and South). We are looking for businesses that are operationally solid (have shops/trucks) but digitally neglected (bad websites, dormant social media). The Data Source You will be provided access to a single Google Sheet containing our raw data in three tabs: SECOR List (Priority A: High quality, safety-certified companies). City of Calgary Licenses (Priority B: Verified local addresses). Prepaid Contractors (Priority C: Residential focus). IMPORTANT: Do not use AI (ChatGPT) to generate this list. We need human eyes on Satellite Maps and Websites. Your Workflow (The SOP) You will work through the tabs in order (Priority A - B - C). Stop once you have found 100–150 targets that pass all three tests below. Step 1: The "Geo & Trade" Filter Action: In the SECOR List tab, filter the Industry Title column for heavy trades (e.g., "Steel Fabrication," "Concrete," "Framing"). Ignore: Consultants, Janitorial, Safety Services, Landscaping. Location Check: Since SECOR lacks addresses, quickly Google the company name. KEEP: If they are based in Calgary or South (Lethbridge, Medicine Hat, Red Deer). SKIP: If they are in Edmonton or Northern Alberta. Step 2: The "Digital Health" Audit (The Quick Reject) Before checking their physical assets, check if they are "too modern." We want undervalued marketing. Action: Find their Website and Facebook/LinkedIn. REJECT (Too Expensive): Website Copyright is recent (2023–2025). Site is mobile-optimized with "Book Now" chatbots or polished video. Social Media has posts from the last 6 months. PASS (Good Target): Website looks old (HTML, Copyright before 2020). No Website exists (but they have a Google Business Profile). Social Media is "Dormant" (No posts in more than2 years). Traffic (using free SimilarWeb extension) is less than 500 visits. Step 3: The "Yard Test" (Asset Verification) If they pass the digital check, verify they are a real industrial business. Action: Plug the address into Google Maps Satellite View. KEEP: You see an industrial bay, a fenced yard, or a fleet of work trucks. - Add to Final List. DISCARD: You see a residential house (unless a large fleet is visible) or an office tower. The Deliverable Create a new tab in the Google Sheet named FINAL TARGETS. It must contain these columns for your 100–150 verified hits: Company Name Phone Number (Must be valid) City/Location Trade Category (e.g., "Concrete", "Mechanical," "Envelope") Website Quality (Select: "Old/Ugly", "None", or "Broken") Social Status (Select: "Dormant" or "Ghost") Asset Verified? (e.g., "Yes - Yard Visible", "Yes - 5 Trucks Visible") To Apply (Required) Please answer these two questions at the top of your proposal so I know you read the instructions: You find a company on the SECOR list called "Titan Steel." You Google them, and they are based in Edmonton (300km north of Calgary). What do you do? You find a roofing company in Calgary. Their website has a copyright of 2024 and a chatbot popup, but their Facebook page hasn't been updated since 2018. Do you add them to the final list? Why or why not? Proposals without these answers will be declined. Apply tot his job
